OREANDA-NEWS  In October 2025, the share of massive new buildings in Moscow's "old" borders dropped to 30 percent for the first time in history. This is reported by RIA Novosti with reference to analysts of the real estate company "Metrium".

The volume of supply in the mass housing segment amounted to 12,720 lots, which is 6.7 percent less than last month and 42.6 percent less than last year. This is the lowest figure since June 2021, when there were about 11,980 apartments and apartments of standard and comfort class in the market of mass new buildings, and the share of this segment reached 42.7 percent.

Given the rising cost of construction, developers have switched to more profitable segments. Therefore, new affordable housing buildings are mainly brought to the market by large companies and those who implement comprehensive territorial development projects, explained in Metrium.

First of all, the current supply structure was affected by a noticeable decrease in the number of apartments and apartments in mass projects. Affordable mass-produced new buildings remain the most in demand among buyers, while the demand for business class is still lower, although this segment already significantly exceeds comfort class in terms of supply.

Earlier it became known that in Russia the number of apartments with finishing finishes in new buildings of the comfort and comfort plus class at the final stage of construction has sharply decreased. This trend has emerged due to the desire of Russians to reduce housing costs.
