Prices of Property in Chisinau Are Lower than at Secondary Market
OREANDA-NEWS. September 11, 2014. Experts of the Real estate state that in May 2014 in new buildings Chisinau 1 square meter of housing were sold for 400-600 euros, while the price at the secondary market amounted to approximately 600 euros.
The experts note that on the primary market are more attractive prices due to the fact that apartments in new buildings must be necessarily sold in the shortest time; and such housing can be regarded as a wholesale. There is a significant difference in the behavior of sellers: the citizens, who are selling their apartments, do not hurry to cut prices. Most of them are willing to wait for a long time, being able to suspend the sale or to rent an apartment, while sellers of housing at the primary market hurry to sell the existing housing.
The experts of Lara exchange agency state that the primary market dictates the prices of apartments in Chisinau, but note that this segment, along with the advantages, has a number of the drawbacks. For example, the timing of construction and commissioning of the object can be dragged, and you can use the apartment only in 1-2 years after putting it into operation. In addition, the fraud and the bankruptcy of some construction companies have significantly reduced the level of public confidence at the primary housing market.
According to the exchange agency Lara, by the end of 2013, the number of transactions on the purchase of apartments at the primary and secondary markets is almost equal, and this trend continued in the first half of 2014. According to the experts of the exchange, in the nearest future, the buyers will prefer apartments in the new buildings under construction. The greatest price losses in the segment of the secondary market will be borne by the houses of "Khrushchev period” (50-60 years of the last century) due to the strong depreciation of buildings and communications.
