OREANDA-NEWS Rental rates in most major Russian cities have gone down. This was noticed by analysts of the World of Apartments portal, RIA Novosti reports.

According to the portal's statistics, the cost of long-term rentals has decreased in 43 of the 70 major Russian cities. Prices fell most noticeably in Kirov (rent fell by 10 percent) and Vladimir (by 9.7 percent). The price tag decreased by 6.8 percent in Kurgan and Saransk, while prices in Yaroslavl dropped by 6.1 percent. At the same time, prices continue to rise in 26 Russian megacities: in Vladivostok they rose by 11 percent, in Yakutsk — by 10.5 percent, in Surgut — by 6.2 percent, in Orel — by 5.2 percent.

The capitals show multidirectional trends. While one-room apartments in Moscow are rising in price by 0.5 percent, reaching 58.4 thousand rubles per month, rates in St. Petersburg are decreasing by 2.5 percent. Thus, the rental rate of a one-bedroom apartment in the Northern Capital averages 42.2 thousand rubles per month.

In general, rent of one-room apartments in Russia fell by half a percent, dropping to 27.9 thousand rubles. Two—room properties can be rented 1.3 percent cheaper at the end of October - the median rate at the moment is 35 thousand rubles per month. Renting three-bedroom apartments will now cost 1.7 percent less, about 44 thousand rubles per month.

The seasonal rise in prices, according to experts, was sluggish this year — with traditional figures of 20-30 percent, the range of apartments decreased by only 5-9 percent. Rental rates increased insignificantly and began to fall in October. According to Pavel Lutsenko, CEO of the portal, this picture is due to last year's price spike, which has become unprecedented. In 2025, however, tenants were not ready for the demands of landlords, and demand waned.

Earlier, there was an increase in prices for primary real estate in Russia. In 2025, domestic new buildings increased in price by 12 percent. The largest increase is observed in Omsk, where prices soared by 13 percent.
