Unsold apartments have accumulated in Russian new buildings

OREANDA-NEWS The new building market in Russia has accumulated 319,000 unsold apartments over the year, which is 1.5 times more than six months ago. This was stated by Kirill Kholopik, head of the Unified Resource of Developers of Russia (ERZ.RF), RIA Novosti reports.
In the third quarter of 2024, the increase in overstocking (exceeding the withdrawal of new projects over sales) amounted to 105,000 apartments, and in the fourth quarter it almost doubled to 209,000 apartments. In the first quarter of 2025, the growth of overstocking slowed down and amounted to 38 thousand apartments (up to 247 thousand), and in the second quarter it accelerated slightly, adding 72 thousand apartments.
Kholopik drew attention to the difference between the pace of launching new projects and the pace of sales. Such a trend is a harbinger of slowing down price growth or stopping it altogether. The expert believes that by the end of 2025, the cost per square meter in apartments under the DDA will increase by no more than 5.5 percent.
