OREANDA-NEWS   The average price for Russian new buildings has increased by 7.7% since March 2022, to 112.07 thousand rubles per sq. m. Such data are provided in the study of the federal portal "World of Apartments", which is available to TASS.

"Since March 2022, a square meter in the primary market has fallen in price in only seven cities, and in the rest it has risen in price (out of 70 studied - approx. TASS). On average in the country, it increased in price by 7.7%, to 112.07 thousand rubles, the average lot - by 4.1%, to 5.96 million rubles," the materials say.

According to the study, a particularly strong increase in the cost per square meter was recorded in Novokuznetsk (+28%), Makhachkala (+26.6%), Volzhsky (+20.7%), Tolyatti (+20.6%), Vladikavkaz (+20.4%), Krasnodar (+19%), Smolensk (+17.9%), Krasnoyarsk (+17.2%), Barnaul (+16%) and Saratov (+15.7%). In Moscow, a square meter in new buildings for the year rose by 1.1%, in St. Petersburg - by 0.5%. New buildings fell in price in Sevastopol (-16.4%), Kaliningrad (-6.2%), Tver (-2.9%), Sochi (-2.6%), Kaluga (-2%), Leningrad Region (-1.4%) and Murmansk (-0.1%).

Due to the deteriorating economic situation, the annual growth rates are no longer the same as in previous years, but in 2022 the market was supported by preferential mortgages, as well as subsidized mortgage programs from developers, Pavel Lutsenko, Director General of the federal portal "World of Apartments", commented to TASS. "Although the "near-zero" mortgage was banned and demand fell, developers are still in no hurry to rewrite the price tags for apartments in a smaller direction. It should also be added that compared to the autumn, when we noted stagnation and a slight decrease in the cost of the "square", now the market has revived a little: probably, deferred demand has manifested itself," he said.
