OREANDA-NEWS  The average mortgage rate in Russia in March exceeded 10% again, according to an analysis by RIA Novosti of data from the Central Bank.

The weighted average loan term in March was 23 years and 10 months, the same as a month earlier. These are the lowest figures since May 2023.

After the Central Bank sharply raised the key rate to 21%, Russians almost stopped taking out market mortgages and switched to preferential, mostly family mortgages. In 2025, its share was 90% of all disbursements.

However, since February 1 of this year, the rules for granting family mortgages in Russia have changed – now two preferential loans cannot be issued to a family. Against this background, on the eve of the changes in December and January, there was a rush of demand for family mortgages – the disbursements were significantly higher than traditional levels.
