OREANDA-NEWS Apartments in Russian new buildings can rise in price 1.5 times in six years. Experts of the Analytical Credit Rating Agency predicted such a future for prices of this type of real estate, Vedomosti writes.
Analysts predict that the pace of price growth for housing under construction in the country will accelerate amid rising nominal wages and accumulated pent-up demand. In 2030, the average annual cost per square meter is at risk of increasing by 51.84 percent, to 279.6 thousand rubles. At the same time, the availability of apartments for Russians will not decrease, experts say. In the next six years, apartments will increase in price by an average of 7.8 percent per year.
However, experts believe that the growth rate of prices for Russian new buildings may be different. Director BnMap.pro Sergey Lobzhanidze admits that the cost per square meter of primary housing will not increase. According to him, large companies can maintain turnover by sacrificing profitability. Prices may even decrease slightly, but not before 2027, the expert expects.
At the same time, Dmitry Pavlov, business partner of BM Group, argues that a decrease in the commissioning of new projects and an increase in mortgage availability in the future will only support the current level of price growth for massive new buildings.
Earlier, Russians were warned about rising housing prices above inflation from the end of 2026. Such dynamics is possible with a reduction in the key rate to the level of 12-14 percent, experts said.
