OREANDA-NEWS  Mortgages under preferential state support programs took up more than 50% of the volume of issuance of all housing loans in the Russian Federation by the end of February 2023. This was announced on Thursday by the press service of the Central Bank.

"Loans with state support provided more than half of the issuance of mortgage housing loans (HLS): 42.6 thousand subsidized housing loans in the amount of 212 billion rubles were provided against 27.6 thousand loans in the amount of 133.6 billion rubles a month earlier. Credit institutions provided 114.6 thousand ruble-denominated housing and communal services for a total amount of 422.4 billion rubles," the report says.

In January 2023, mortgages under state programs occupied 46.3% of the volume of issuance of all housing and communal services in the Russian Federation (130.6 billion rubles out of 281.6 billion rubles), follows from the data of the Central Bank of the Russian Federation.

The Bank of Russia also noted a change in the trend within the portfolio of mortgages with state participation. If earlier the "Preferential mortgage" was in the lead in terms of issuance, then in February 2023 it gave way to the "Family Mortgage": in February, loans worth 102.9 billion rubles were issued for it (in January - 59.3 billion rubles), and for "preferential mortgage" - 89.7 billion rubles (in January - 63.8 billion rubles). In addition, the Central Bank of the Russian Federation noted an acceleration in the growth of mortgage debt in Russia from 0.6% in January to 1.5% in February 2023 relative to previous months. The amount of debt on the housing and communal services on March 1 amounted to 14.4 trillion rubles, which is 15.5% more than on the same date in 2022. The volume of overdue mortgage debt increased by 1.1 billion rubles in February 2023 to 57.3 billion rubles. At the same time, its share remained at the level of January 2023 at 0.4%.
